The master home is equipped with a on-demand hot water heater and a water softening system. The lawn is watered by an automatic, timed, sprinkler system. Three frost -free faucets provide easy watering for flowers, trees, and vegetables. A wall mounted propane furnace and thermostat provide heat for the casita. The Aframe has central heat on the lower level, which also keeps the upper level comfortable. Auxiliary electric heat is available for upstairs as needed. A 120 feet deep well provides water for the master home and bed and breakfast, along with a 3,200 gallon water storage tank, pressure pumps, and pressure tanks. The property is fenced.

Two separate driveways provide access immediately off of Highway 60. One driveway provides access to the master home, and a separate driveway provides access to the bed and breakfast rentals, with additional covered parking.
